1043 Deloro Rd is zoned MA, Marginal Agriculture, under the Municipality of Marmora and Lake Comprehensive Zoning By-law 2003-11, as amended. Here is what that zone allows, in plain language, with the section numbers so you can check the source.
A single detached dwelling is a permitted use (s.6.2 xvi). So are accessory buildings and uses (s.6.2 xx). A bed and breakfast with up to 4 guest rooms is permitted (s.6.2 xvii, s.5.29.3). The Rural Residential (RR) zone also allows a B&B, so it isn't unique to MA.
Agricultural uses are permitted, including a livestock facility (s.6.2 i). "Livestock" includes poultry, cattle, hogs and horses (s.3.133). That covers a small barn or a bigger flock, but not intensive agriculture, which starts above 150 livestock units, or above 50 units at more than 5 units per tillable hectare (s.3.7). A new or expanded livestock building must meet Minimum Distance Separation (MDS II) from neighbours (s.5.36). Also permitted: an apiary, a greenhouse, a wood lot, forestry and a seasonal farm produce stand (s.6.2 iii, vii, ix, xix).
Home occupations are allowed, Type A and Type B (s.6.2 xxi, s.5.29). They must be inside the house, use no more than 25% of its floor area, and can have 1 outside employee. Home industries are allowed too, Type A and Type B (s.6.2 xxii, s.5.30). That means things like a woodworking, repair or craft shop, or light manufacturing under Type B. A Type B home industry allows up to 2 outside employees and one commercial vehicle, with no open storage. Note the size limit: the accessory building used for it can't exceed 39 sq m (Type A) or 50 sq m (Type B) (s.5.30.1, s.5.30.2). The 40' x 20' shop is about 74 sq m, so confirm with the municipality how much of it can be used.
The MA zone also lists a kennel (s.6.2 vi, with 100 m and 45 m separation rules in s.5.49), a riding club or boarding stable (s.6.2 viii), and a secondary farm occupation run alongside an active farm (s.6.2 xxiii, s.5.37). Each of these comes with its own conditions, and some may need studies, a permit or planning approval.
Minimum lot area 6 ha (15 ac). Minimum frontage 60 m. Setbacks of 20 m front, 10 m rear, 8 m interior side. Maximum lot coverage 30%. Dwelling height up to 7.5 m. Accessory buildings: up to 4.5 m high, at least 3 m from the rear line and 1 m from the side lines, and no further forward than the house (s.5.25.2). All accessory buildings together are capped at 5% lot coverage (s.5.25.1).
At 9.135 acres this lot is smaller than today's 15 acre minimum. Existing lots can generally continue to be used under s.5.13, but whether this one qualifies should be confirmed. The bylaw restricts trailers and RVs from being used as living space (s.5.46). So don't count on the included trailer as a permitted, rentable or second dwelling; the Trailer By-law (2012-41) and Secondary Dwelling By-law (2018-52) also apply. Accessory buildings can't be lived in (s.5.25.4). The property is on Deloro Road. Under s.5.51, development within 500 m of the former Deloro Mine Site may need extra studies, so check whether that applies. Site-specific exceptions on Schedule A and Crowe Valley Conservation Authority regulated areas near the pond have not been verified.
